Choosing the right architect is central to the success of any project.(Scegliere il giusto architetto è fondamentale per la riuscita di ogni progetto)
 

"Se avete intenzione di ampliare o modificare la vostra casa o i vostri locali commerciali, l'architetto vi aiuterà a tradurre le vostre idee in un progetto che possa soddisfare le vostre esigenze . Un buon progetto è per sua natura economico ed in ogni caso  aumenterà il valore della vostra proprietà. L'architetto vi aiuterà a trovare le migliori imprese al giusto prezzo. Una buona progettazione consente di ridurre i costi di gestione con un miglior utilizzo dello spazio e dei materiali.

Le competenze dell'architetto vanno ben oltre il progetto. L'architetto guida l'utente attraverso le complesse procedure di pianificazione e l'attuazione dei regolamenti. Si occupa dei dettagli esecutivi, può monitorare l'andamento dei lavori fino al completamento, controlla l'osservanza del contratto di appalto da parte del costruttore. Un contratto di appalto regolarmente registrato è tutelato dall'assicurazione per i rischi professionale fino al compimento dei lavori.

Una parte importante delle mansioni dell'architetto è quella di operare come rappresentante nei riguardi degli organi di controllo per ottenere la necessarie autorizzazioni. L'architetto dovrà attuare le normative in materia di igiene e di sicurezza.

L'architetto vi aiuterà nella ricerca degli altri consulenti dei quali potreste aver bisogno,  ad esempio un ingegnere strutturale od un geometra. Successivamente all'approvazione del progetto preparerà i disegni esecutivi con le specifiche tecniche necessarie alla realizzazione. L'architetto consiglierà sulla stesura del contratto di appalto, vi aiuterà a scegliere i costruttori idonei a partecipare alla gara di appalto e pianificherà i tempi necessari alla realizzazione.

E' possibile affidare un incarico esclusivo oppure  avvalersi di prestazioni parziali. Nel caso si nomini un architetto come direttore dei lavori, questi controllerà periodicamente i lavori ed amministrerà i  termini contrattuali.

Generalmente la prima consultazione non è onerosa ed in questa fase  è bene concordare il tipo di prestazione ed il costo.

Presso gli uffici della RSUA (Royal Society of Ulster Architects) sono disponibili norme e documenti che illustrano dettagliatamente i servizi offerti. Vi sono anche misure di salvaguardia. l contratto di appalto deve contenere una clausola che consente il risarcimento dei danni nel caso venga irragionevolmente superamento il budget di spesa. L'architetto deve affrontare tutti i problemi che possono sorgere durante i lavori.

The advantages

If you intend to extend or alter your home or business premises, an architect will help you translate your vision into reality. An architect can help you transform your plans into the reality that meets your needs properly. Good design is economic by its nature and will increase the value of your property in every way. An architect will assist you in finding the right builder at the right price. A good design will reduce your running costs in the best use of space and materials.
Architects' expertise extends beyond drawing. They can guide you through the complex procedures of planning and building regulations. They will attend to detail and can monitor the builder's programme of works through to completion, administering your contract with the builder. A registered practice will hold adequate Professional Indemnity Insurance for the scope of your project.
An important part of an architect's service is to act as your agent in applications to statutory bodies to obtain the necessary planning and building controls. The architect will also be able to explain the implications of Health and Safety legislation and how these may apply to your project.
An architect will help you brief any other consultants you may need - a structural engineer, or a quantity surveyor for example. With planning approval in place your architect will prepare working drawings with technical specifications which are required for building. The architect will advise on a form of contract and contract matters, how to choose builders that may tender for the work and the overall timescale you can expect.
You can select all or part of the services offered by an architect. If you appoint an architect to cover inspection of the works, the architect will periodically inspect and administer the terms of your contract with the builder.
Generally there will be no charge for an initial consultation and at this you can discuss the extent of services that you might require and at what cost
There are Standards Appointment documents available at the RSUA office which detail the precise services on offer. There are safeguards too. The contract your architect recommends for the builder will contain a clause which allows you to claim damages should your project unreasonably overrun. As work proceeds, the architect will deal with problems as they may arise.
